Not everyone dares to buy a dilapidated house with the idea of doing it up. Although completely renovating a property can be a challenge, it can also be an opportunity to give a second life to a rundown house.

In Lasose Properties & Investments we show you the 7 main steps to renovate a house.

Analyse the building and be aware of the rules and regulations

In a project of this magnitude, obviously it will be necessary to enlist the help of an architect. They will survey the house to determine the deficiencies of the building, in order to decide if it is better to conserve or demolish it. The architect will also have to check all the regulations: General Plan of Urban Development and the ordinances to know what work is allowed to be carried out on the property.

Data collection and sample analysis

With all the information reviewed, the architect will return to the site to collect data. They will take samples to determine the original state of the house and analyze the state of the foundations, roofs, framing or pavement.

Drafting the project

Once all the data has been collected and the regulations are known, the architect will draw up the project and we’ll start to have an idea of the budget and the necessary licenses.

Ask for estimates

It is important to ask for several estimates showing the work to be done, taling unforeseen events into consideration.

Renovate in keeping with the building

It can be very expensive if we want to carry out renovation works that go beyond the real structural possibilities of the original house. The best thing to do is to renovate the building mixing materials and using mixed techniques, keeping in mind how compatible the new and old materials are.

Waterproofing

It is advisable to insulate the first floor slab on natural ground to prevent dampness, as well as to clean and waterproof the underground walls.

Reforms and works

Once we have the building permit, we can start the reformation work. We can set about cleaning, demolishing, replacing and reusing, to get down to business.

Doing a renovation is a great opportunity to give a second life to a house while being able to adapt it to our tastes and needs.
