In our real estate agency Lasose Properties & Investments, we usually attend to foreign clients who are looking for a property in our country, as although our headquarters are in Barcelona, we have an international team that attends to the needs of any client from outside our country.
In addition to advising them on how to find the property that suits their personal tastes and needs, we also help them to manage and process all the documentation they need to buy a property in Spain.
However, if you are a foreigner and are starting to look for a home in our country these are the main documents you will need to have at your disposal by the time you sign.
- The Foreigners’ Identification Number (NIE), it is essential to have personal documentation in order to be able to buy a property. This document can be obtained at government offices or sub-delegations, although it can also be requested from abroad.
- Reservation contract: it is very common that once a buyer has decided on a property, a reservation contract is drawn up specifying the sale price and all the purchase conditions. This is done with a deposit that will vary according to the purchase value.
It is advisable that if the buyer does not reside in our country that all this documentation is done through a real estate agency, because based on the reservation contract, it will be necessary to check in the Property Registry who the owner of the property is and if she or he does not have any charges or outstanding debts.
Once all the documentation has been checked, it is time to sign the contract of sale.
From this moment on, the buyer will have the deeds of sale signed before a notary public and the deeds will be registered in the Land Registry.
In the event that you need the purchase to be financed, there are many banks that have specialised mortgages for non-resident foreigners. However, it is also advisable to open a bank account in our country in order to make all the payments, both for the purchase and the annual payments derived from the property.
