The purchase or sale of a property is not only related to economic factors, but is also influenced by many emotional and social factors in every client who decides to carry out a transaction.
Likewise, and although there are many motivations that lead a person to buy or sell a property, these are the most common types of real estate clients.
Buyers of homes to live in themselves
This is a client who is going to invest in a property in which he/she will want to stay in the long term or even forever. These are clients who are very clear about the essential elements that the property must include, and in addition to looking for a good buying experience, they usually ask many questions in order to be able to make the right decision.
Homebuyers for investment purposes
This type of client already has a property where they live, but they have enough savings to be able to invest in other properties to be used as a second home or to sell in the medium term. Normally these buyers opt for residential areas or properties that are in a completely different location to their usual home.
Sellers out of necessity*
The majority of people who decide to sell a property, (usually for different reasons: change of job, change in personal and/or family circumstances), and need to move house in a short period of time, usually look for specialised agencies that are able to discern and meet their needs quickly. This is in order to manage the transaction as soon as possible, whilst achieving the maximum profitability.
Investment sellers
This type of client is usually the second part of the ‘investment property buyer’, and is not so urgent or needy for the sale, but is waiting for a good moment to be able to obtain the highest profitability on their property.
