The energy efficiency certificate or energy certificate is an obligatory document for both renting and selling a property, which must be obtained by the property owner through a certification company.
The importance of this energy efficiency certificate lies in the fact that it contains objective information on the energy characteristics of a property, i.e. what the energy consumption of a building or a property is throughout the course of a year, taking into account normal operating and occupation conditions. This study allows the building to be energetically categorised.
This energy rating is similar to the energy label that we see on household appliances and with the same scale of values, A for the most efficient and G for the least.
In order to obtain the energy efficiency certificate, it is necessary to look for an authorised certifying company, who will send an authorised technician to visit the building and carry out the appropriate checks, which include taking measurements, checking materials and inspecting installations. The energy rating will appear with the data entered in a computer programme. The report will also contain recommendations for improving the rating.
Normally the company itself will register the certificate with the appropriate authority, who then verifies that everything is as it should be and if it is, the energy performance certificate will be approved and the official energy label issued.
The cost of obtaining the energy performance certificate depends on the certifying company and certain factors such as location, type of building, etc. It also depends on whether the company’s registration is included in the fee and how comprehensive the report is.
The energy efficiency certificate is compulsory and expires 10 years after it has been issued.
